Public Hearings Scheduled for Proposed Zoning and Variance Changes

Clarksville residents are advised of upcoming public hearings concerning proposed changes to zoning and a variance request. The City of Clarksville has announced that public hearings will be held on December 3, 2025, at City Hall. The Planning and Zoning Commission will convene at 5:00 p.m., followed by the City Council at 6:00 p.m.

The first proposal involves rezoning approximately 0.115 acres of land currently zoned C-1 (Commercial) to R-1 (Residential). The property is legally described as LOT S/2-6,7 BLOCK 2 GOR-CVILLE TC-03 and is generally located on the East side of South Walnut St, with the approximate address being 203 S. Walnut St.

A second application seeks to rezone a property from R-1 (Residential) to NS-1 (Neighborhood Service). This property is legally described as LOT 5,8 THRU 10, W45 FT 7 BLOCK 239 GOR-CVILLE TC-20 and is generally located on the East side of Donoho, with the approximate address being 909 W. Washington St.

Finally, a variance change is requested for the front yard setback at 207 S. Mills. The proposal seeks to reduce the required front yard setback from 25 feet to 8 feet. The property is legally described as LOT 7 BLOCK 301 GOR-CVILLE TC-23 0.115 ACRES and is generally located on the North side of East Washington.

The public is invited to attend the meetings and provide comments, both in support of and against the proposed changes. Written comments can also be submitted to the Acting City Secretary at City Hall, 800 W. Main St., Clarksville, Tx 75426, prior to the meeting date.

BNN's Perspective:

These proposed changes reflect the ongoing evolution of Clarksville's urban landscape. While rezoning can be a catalyst for economic development and improved quality of life, it's crucial that the city council carefully considers the potential impacts on existing residents and businesses. Public input is essential to ensure that any changes align with the community's long-term vision.
