New Home Sales Surge Unexpectedly, But Headwinds Remain
Despite persistent high mortgage rates, new home sales in the US unexpectedly jumped in April, reaching their highest level in over three years. This surprising surge, reported by the Commerce Department, saw sales climb 10.9% to a seasonally adjusted annual rate of 743,000 units. However, this positive news is tempered by significant downward revisions to previous months' data, with March's sales figures revised down to 670,000 units and February's to 653,000 units.
The driving force behind the April increase appears to be builders lowering prices to attract buyers. The median new house price dipped 2.0% year-over-year to $407,200. This trend is expected to continue, with the National Association of Homebuilders reporting a rise in builders cutting prices in May.
Regional variations were notable. While sales plummeted in the Northeast, the Midwest and South experienced significant gains. The West also saw a modest increase.
Economists, however, remain cautious. Rising mortgage rates, currently nearing 7% for a 30-year fixed mortgage, and economic uncertainty, fueled by factors like the Trump administration's policies and a slowing labor market, are expected to continue to weigh on the housing market. The inventory of new homes dipped slightly, but the supply of existing homes is at its highest level in over four years, further clouding the outlook for new construction.
