Hidden Homeownership Costs Surge in Major Metropolitan Areas

A recent analysis by Zillow reveals that homeowners in major metropolitan areas are facing significant hidden costs, adding a substantial financial burden to the already high cost of homeownership. The study, which examined 30 large metropolitan areas nationwide, highlights the often-overlooked expenses of owning a home, including maintenance, property taxes, and insurance.

In the areas studied, the average homeowner should budget an additional $1,610 per month for these hidden costs. This figure represents a 34% increase in the total monthly housing expenses.

The analysis provides a breakdown of these hidden costs. Maintenance expenses account for a significant portion, with a typical homeowner budgeting $918 per month. Property taxes and insurance add another $692 per month. These costs are in addition to the primary expense of the mortgage payment itself.

The study also compared these hidden costs to mortgage payments. For example, a homeowner in the areas studied with a $949,000 residence and a 6.4% 30-year loan, assuming a 20% down payment, would face an estimated monthly payment of $4,794. When the hidden costs are factored in, the total monthly housing expense jumps to $6,404.

The study also examined other California metropolitan areas. In San Francisco, the total monthly housing expense is $7,470, with $1,898 attributed to hidden costs. San Diego homeowners face a total monthly expense of $6,227, with $1,591 in hidden costs. Sacramento homeowners have a total monthly expense of $4,378, with $1,471 in hidden costs.

The study also compared these costs to the median results for the 26 metro areas outside of California. The median mortgage payment is $1,951, with $1,356 in hidden costs, for a total of $3,307 per month.
