New Development in Altadena Offers Modern Farmhouse Homes Amidst Recovery

Altadena is seeing the emergence of new housing as the community continues its recovery from the Eaton fire. The first of 15 new homes, developed by New Point Communities, has hit the market with a listing price just under $1.9 million. This modern farmhouse-style residence, spanning 2,125 square feet, is located on a cul-de-sac and is being marketed by Compass. Construction began in August, with the developer aiming for move-in readiness by February.

The development is a response to the significant loss of housing inventory due to the fire. According to Mark Marquez of Compass, the project aims to replenish the market. The homes will be available in three distinct styles: farmhouse, Santa Barbara mission, and craftsman.

The new homes contrast with the more modest, older homes that previously occupied the area. The nearly completed home features four bedrooms, four bathrooms, an open-concept kitchen with Bosch stainless steel appliances, and a vaulted living room with an electric fireplace. Triple-panel sliding doors open to the backyard, offering views of the Los Angeles skyline and the ocean.

The developer, New Point Communities, purchased the lot in March for $635,000. The previous home on the lot, a 1950s traditional residence, was purchased in January 2023 for $1.42 million. This isn't the first time the developer has built homes in the wake of a devastating fire. Founder Scot Sandstrom launched the firm in 2007 following the Witch Creek fire in San Diego County.

The new home will be open to the public for viewing on Saturday, December 6, and Sunday, December 7.

BNN's Perspective:

The introduction of new, modern homes in a community recovering from a devastating fire presents a complex situation. While the new construction offers updated amenities and potentially attracts a broader range of buyers, the higher price point may raise concerns about affordability and the preservation of the area's character. The market will ultimately determine the success of this development, but it's a sign of the ongoing evolution of the community.
